Prime yields of shopping centers in the leading markets in Europe varied greatly in the first half of 2021. Vienna was the city with the lowest prime yield at four percent, which means that the annual return that an investor can expect from a prime property at open market rents would be four percent. Germany's largest cities also ranked high, with prime yields at between 4.2 percent in Berlin and 4.75 percent in Dusseldorf.

investor is prepared to pay for a prime shopping
centre asset, fully-let to high quality tenants
at open market rents. Lease terms should be
commensurate with the market.
The yield quoted will reflect local market practice,
which can differ by country."
