The discount rate on self-storage properties in the U.S. ranged between 7.8 percent and 10 percent in the first half of 2023. The discount rate shows the rate of return that is needed to make a property worthwhile and is used to assess an investment viability. On average, the discount rate on class A properties was 8.4 percent, while class C properties had a discount rate of 8.9 percent.
